What's your house worth to us?

Start with the address. Written offer within 24 hours.

A phone number gets you the offer by text the fastest. Email works too.

Alec Clausen holds a North Carolina real estate broker license, held since 2020. Monthaven Home Buyers buys for its own account and is not acting as your agent, so nobody here owes you the duties an agent would. We say it up front because you are entitled to know who is on the other side of the table.

No fees. No obligation. We'll never sell your information.

  • Written offers, not verbal estimates
  • We walk every property ourselves
  • Closed through a North Carolina attorney
  • We'll tell you when listing beats selling to us

How does selling a house for cash work? You tell us the address and what's going on. We walk the property in person, then send a written offer within 24 hours with the math behind it. If you accept, a North Carolina closing attorney handles title and closing, usually in 7 to 21 days. You make no repairs, pay no commission, and pay no closing costs.

How it works

  1. Tell us about the house

Address, condition, and what's going on. Two minutes on the form or one call to (704) 481-6298. You don't need to have anything ready.

  2. We set an appointment and walk it with you

Someone from Monthaven comes out and walks the property in person, at a time that works for you. We'd rather meet you than price a house off a spreadsheet. No inspector, no contractor parade, and don't clean up on our account. It takes about 20 minutes.

  3. Written offer within 24 hours

In writing, with the math behind it. No obligation. If listing with an agent would net you more, we'll say so.

  4. You pick the closing date

Usually 7 to 21 days, at a North Carolina closing attorney. Need longer? We'll wait. Need to stay a few weeks after closing? Ask.

The one thing we won't do to you

We don't re-trade you on condition

We only make an offer after we've walked the property with you. Once you sign, the price does not change because of what we find in the house. No repair renegotiation, no inspection deduction, no "our contractor came back with a bigger number." Being moved off the number a week before closing is the most common complaint people have about cash buyers, and it is the one thing we will not do to you.

What can end a deal is never our opinion of the house. It is the short list of things neither of us controls, and we would rather name them now than bury them in a contract:

  • Every owner and heir on title has to sign. If one sibling won't, we cannot buy it, and that is not a renegotiation.
  • Title has to be clear enough to insure. Unknown liens, judgments, boundary problems or a break in the chain of ownership can stop any sale, ours included.
  • A tenant we agreed to inherit has to actually be there on the terms you described.
  • Anything you knew about and didn't tell us changes what we were pricing.

If one of those ends the contract, it is void and you owe us nothing. No fee, no penalty, no hard feelings.

What we'll put in writing

The 24-Hour Offer Guarantee

You'll have a written offer within 24 business hours of us walking the property. If we miss it, we pay you $100. Not a credit, not a discount off something else. We send you $100.

The Walk-Away Guarantee

Cancel any time before closing, for any reason or for no reason. No fee, no penalty, no pressure. If you change your mind the day before, you change your mind.

Both of these are in writing on every offer we make. Ask us to point them out.

Cash offer vs. listing with an agent

What each route actually costs you. Figures are typical for North Carolina; your situation may differ.
Selling to Monthaven Listing with an agent
Commission None Typically 5–6% of the sale price
Do you sign before you see a number? No, you see our offer first, with no agreement Yes, a listing agreement comes first
Seller closing costs We pay them You pay them
Repairs before sale None, we buy as-is Usually required to show and to pass inspection
Price changes after inspection None, we don't re-trade on condition Commonly renegotiated after the buyer's inspection
Who actually buys the house? We do, with our own funds A retail buyer, usually with a mortgage
Cleanout Included, leave what you want Your cost
Showings One walkthrough Ongoing, on the buyer's schedule
Financing falls through? Can't, there is no loan A real risk right up to closing day
Time to close 7–21 days, your date Often 60–90 days from listing to funding
Sale price Below full retail, that's the trade Full retail, if it appraises and closes

We're not going to pretend a cash offer beats a retail sale on price. It doesn't. It beats it on certainty, speed, and everything you don't have to do. If your house shows well and you have three months, list it, and we'll tell you that on the call.

Based on a $255,000 sale price, the 2026 median for Gastonia, NC. Percentages are published North Carolina figures, not our estimates.
What you skip by not listing Typical cost
Agent commission
5.5%, North Carolina average, 2026
$14,025
Seller closing costs
2.58%, NC average excluding commission, 2026
$6,579
Pre-sale repairs and prep
2%, Conservative end of the published 1-3% range
$5,100

What the percentages don't show

The numbers above are the ones you can put in a spreadsheet. These are the ones sellers tell us about afterward, and they're usually what made them pick up the phone:

  • Showings on the buyer's schedule, not yours
  • Keeping the lawn cut and the house clean for every one of them
  • Maid service or a cleaning crew before photos
  • Photography
  • A survey, if the lender or buyer wants one
  • HVAC, plumbing, roof and foundation repairs a buyer's inspector finds
  • Title search problems that surface late
  • Loan processing delays on the buyer's side
  • FHA and VA appraisal conditions that have to be fixed before the loan funds
  • The lender's own inspection, separate from the buyer's
  • Renegotiation after the inspection report comes back
  • A buyer walking away after inspection, putting you back at day one
  • Having to disclose that inspection report to every buyer who comes after
  • Every month the house sits, still costing you money
  • The market moving while you wait

None of that is an argument that you shouldn't list your house. Plenty of people should, and we'll tell you when you're one of them. It's just the part of the comparison that doesn't show up until you're already three weeks into it.

Houses we've bought

Oak Ridge, NC Outside our current service area

This one was in Oak Ridge, up in Guilford County, not in Gaston or Cleveland. It's where Alec worked before, and it's the first house he bought and resold. We're showing it because the work is the point, not the zip code.

Situation
Estate sale. A family member had passed away and the property was held in a trust, so title was clean and there was no probate fight to work through.
Condition
Four or five cats had been living in the house. Cat urine does not just smell, it eats into everything porous it touches, and by the time we walked it the floors, doors, walls and carpet were all compromised. Add a pool and hot tub out of service, poison oak through the yard, rotted wood around the windows, three HVAC units needing work, a failed water pump, and cracked driveway.
Size
About 5,000 sq ft on roughly two acres
Timeline
Three months, start to finish
Outcome
Sold. The seller came to us because a family member had died and they needed somebody to take the whole problem, not just buy a house. They didn't clean it, didn't repair anything, and didn't deal with the cats.
Everything we did to it
  • Floors torn out and redone to the baseboards; anything eaten away was replaced, then refinished
  • Around 30 interior doors replaced
  • Whole house painted inside and out
  • Corkboard countertops replaced with granite; all bathroom stone replaced
  • Entire exterior pressure washed and bleached
  • Pool and hot tub returned to service
  • Garage fully redone
  • Rotted wood around the windows cut out and replaced
  • Three HVAC units repaired, water pump replaced
  • Driveway cracks filled
  • New outdoor living area built with lighting and a fireplace, plus a new path around it
  • Poison oak cleared from roughly two acres

The thing worth knowing: cat urine is one of the few conditions that can make a house genuinely unfinanceable. FHA appraisers are required to assess whether a property is free of hazards, odors and physical defects, and a house that smells like this one did will get flagged. That is why these houses sell for cash.

We have no seller reviews yet

Zero, and we would rather print that than fill this space with something you cannot check. We have not asked a seller to review us yet, and we are not going to publish a review we did not earn.

That is a fair reason to be careful with us. It is also the reason the rest of this site is built the way it is. If we cannot hand you somebody else's word, we can hand you ours in writing with the numbers still attached.

What you can check instead:

  • One closed deal, written up in full, including what we paid, what it resold for and what we actually made on it. Read the whole thing →
  • Who Alec is, how long he has held a license, and the honest version of how much of that work is buying rather than selling. Read the bio →
  • There is also a five star review of Alec's agent work on Realtor.com. We are not showing it anywhere on this site yet, because we do not have the link to the original and a review you cannot go and read for yourself is a claim. It waits until we can link it.

If you sell us your house we are going to ask you for a review. If it went badly, say so. That is the only kind worth having.

Common questions

How do you decide what to offer for my house?

We start with what comparable renovated houses in your neighborhood have actually sold for in the last six months. From that we subtract what it will cost us to get your house to that condition, the cost of holding it while the work is done, and our margin. We will show you those figures on the call. Any buyer who will not show you their math is hiding something.

Will you pay full market value?

No, and nobody buying for cash will. We buy houses that need work, at a price that leaves room to do the work. What we offer instead is certainty, speed, no repairs, no commission, no closing costs, and no financing contingency. If your house is in good condition and you have three months, list it with an agent. We will tell you that on the call rather than waste your time.

Are there any fees or commissions?

No. No commission, no buyer's fee, no service charge, and we pay the standard seller closing costs including the attorney fee, title work, recording fees, and transfer tax. The number on the offer is the number you walk away with, subject only to your loan payoff and any liens on the property.

How fast can you close?

Typically 7 to 21 days from an accepted offer. The floor is set by title work and the closing attorney's calendar, not by our funding. If you need longer, we will wait. If you have a foreclosure sale date, tell us on the first call and we will tell you honestly whether we can beat it.

Do I have to clean or repair anything?

No. Not the roof, not the HVAC, not the carpet. You do not have to clean it out either. Take what you want and leave everything else where it is.

Can your offer change after I accept it?

Not because of the house. We walk the property before we make the offer, and once you sign, the price does not move based on its condition. No repair renegotiation, no inspection deduction. Being re-traded a week before closing is the most common complaint people have about cash buyers and it is the one thing we will not do to you. What can still end a contract is never our opinion of the house: every owner and heir on title has to sign, title has to be clear enough to insure, a tenant we agreed to inherit has to actually be there on the terms described, and anything you knew about and did not tell us changes what we were pricing. If one of those ends it, the contract is void and you owe us nothing.
