Gaston County, NC

Gaston County has more incorporated towns than any other county in North Carolina. The exact count depends who you ask: the federal Advisory Council on Historic Preservation says 15, while the county's own government counts 13 active and treats Dellview and Spencer Mountain as inactive. Almost all of them started as mill villages, most run straight into each other, and buyers searching for a house rarely search by which one they are technically standing in. Gastonia, NC

We buy in Gastonia more than anywhere else in the county, and it is because of the housing stock rather than in spite of it. A house that an agent has to list "as-is, cash only" is a house we can simply buy.

Belmont, NC

We will tell you plainly: if your Belmont house is in good condition and near downtown, you will probably net more listing it with an agent, and we will say so on the call. Where we make sense here is the older, unrenovated, or inherited houses that would need $40,000 of work before they would show well.

Mount Holly, NC

A lot of what we see in Mount Holly is landlords getting out. Long-term rentals that have been through several tenants need a full turn before they can be listed, and most owners would rather not fund one.

Bessemer City is small enough that most cash buyers skip it, which is a mistake. We buy here on the same terms as Gastonia.

Cherryville is far enough from Charlotte that it gets ignored by the buyers who only work the I-85 corridor. We drive out here.

Historic houses are the hardest thing in the county to sell retail, because the repair list is long and the buyer pool is small. We are comfortable with them.

Land-and-house combinations and manufactured homes on owned land are common here, and both are harder to finance retail. Those are straightforward cash purchases for us.

There are barely 600 people here, so almost nothing comes up for sale. When something does, it usually comes from a family that has held it a long time, and the condition reflects that.

Cramerton, NC

Cramerton has genuine retail demand, so we turn people away here more than most places. Where we are useful is the original mill housing that has not been touched, and inherited property where the family is not in a position to renovate.

Lowell, NC

Lowell sits right on Highway 7 just east of Gastonia, which makes it convenient for us and easy for sellers to underestimate, since it gets less attention than Belmont or Cramerton on either side of it.

Ranlo, NC

Ranlo runs right up against Gastonia's eastern edge, so it shares Gastonia's economics without Gastonia's attention. Prices are lower and the housing is the kind we work on.

High Shoals, NC

Very little comes up here and when it does it is usually a long-held house that needs everything. That is straightforward for us and difficult for almost everyone else.

Cleveland County, NC

Cleveland County is bigger, emptier and further from Charlotte than Gaston, and it behaves differently because of it. Shelby, NC

Shelby is the county seat, so it is where most Cleveland County estates get settled. A lot of what we buy here comes from heirs who live out of state and have no practical way to clean out, repair, and list a house from three hours away.

The Catawba Two Kings Casino has changed what land and houses near I-85 are worth, and it has also brought a lot of speculative offers to people's mailboxes. If you are getting those letters and want an actual written offer from someone who will put their name on it, that is what we do.

The student-rental inventory here produces more tired landlords per capita than anywhere else we work. That is the most common call we get from Boiling Springs.

Polkville is the easiest of the northern towns to reach and still one of the least worked. NC 226 runs straight through it.

Lincoln County, NC

Lincoln County splits down the middle and the two halves barely resemble each other. Lincolnton, the county seat, is the old part: a courthouse square, mill-era housing stock, and the kind of street where the house next door was built the same year yours was. Head east toward the Catawba and you reach Denver, which has grown faster than anywhere else in the county on the back of Lake Norman and the commute to Charlotte. Denver is not a town. Catawba County, NC

Catawba County is the furniture county. Hickory built its name on furniture and hosiery, and the housing that industry left behind, brick ranches and split-levels from the 1950s to the 1970s on the streets around the old plants, is still most of what changes hands in the county's largest city. Newton, the county seat, is where every deed, estate and foreclosure in the county is recorded and heard. East of there the county runs to Lake Norman, and the Sherrills Ford and Terrell shoreline prices like the lake, not like Hickory. More about buying in Catawba County →

Hickory, NC

Because a 1968 brick ranch with a wet basement and the first furnace is the house a financed buyer will not take when a 2015 house in a Conover subdivision costs the same monthly payment. That comparison is the whole Hickory market for older stock, and it is the house we buy.

Newton, NC

Because everything legal in Catawba County happens here. Estates, foreclosure sales, deeds and liens all run through Government Drive, so an estate house in Newton is one drive from the office that has to sign off on it. And because the housing is old enough that most of what we are asked about needs more work than the owner wants to fund.

Conover, NC

Relocations, mostly. Conover is the county's crossroads, on Interstate 40 and US 70, and the people selling to us here are often leaving on a date: a transfer along the I-40 corridor, a closing on the next house, a job that starts before a listing could close.

Maiden, NC

Because the mill-village stock ages together. Houses built to one spec by one employer need the same work at the same time, and a financed buyer's appraiser has to price a house against comparables that all carry the same deferred maintenance. That is the market a cash buyer exists for.

Sherrills Ford, NC

Honestly, we turn more people away in Sherrills Ford than anywhere else in Catawba County. If your house is sound and you have two or three months, list it; retail demand on this shoreline will reward the wait. What comes to us is inherited lake property from before the lake priced this way, and owners on a hard deadline who need certainty more than the last few percent.

Older houses on larger lots that sit on the market because the buyer pool here is thin and the newer Conover subdivisions are ten minutes away. Estates, and owners who tried a listing.
