Houses we've bought and what the sellers said

Anyone can claim they close fast. Everything below is real and described honestly. The closed deals, and separately the reviews of Alec's agent work, each labelled for what it is and where it happened, including when that isn't in the county we serve.

Closed transactions

Oak Ridge, NC Outside our current service area

This one was in Oak Ridge, up in Guilford County, not in Gaston or Cleveland. It's where Alec worked before, and it's the first house he bought and resold. We're showing it because the work is the point, not the zip code.

Situation
Estate sale. A family member had passed away and the property was held in a trust, so title was clean and there was no probate fight to work through.
Condition
Four or five cats had been living in the house. Cat urine does not just smell, it eats into everything porous it touches, and by the time we walked it the floors, doors, walls and carpet were all compromised. Add a pool and hot tub out of service, poison oak through the yard, rotted wood around the windows, three HVAC units needing work, a failed water pump, and cracked driveway.
Size
About 5,000 sq ft on roughly two acres
Timeline
Three months, start to finish
Outcome
Sold. The seller came to us because a family member had died and they needed somebody to take the whole problem, not just buy a house. They didn't clean it, didn't repair anything, and didn't deal with the cats.
Everything we did to it
  • Floors torn out and redone to the baseboards; anything eaten away was replaced, then refinished
  • Around 30 interior doors replaced
  • Whole house painted inside and out
  • Corkboard countertops replaced with granite; all bathroom stone replaced
  • Entire exterior pressure washed and bleached
  • Pool and hot tub returned to service
  • Garage fully redone
  • Rotted wood around the windows cut out and replaced
  • Three HVAC units repaired, water pump replaced
  • Driveway cracks filled
  • New outdoor living area built with lighting and a fireplace, plus a new path around it
  • Poison oak cleared from roughly two acres

The thing worth knowing: cat urine is one of the few conditions that can make a house genuinely unfinanceable. FHA appraisers are required to assess whether a property is free of hazards, odors and physical defects, and a house that smells like this one did will get flagged. That is why these houses sell for cash.

We have no seller reviews yet

Zero, and we would rather print that than fill this space with something you cannot check. We have not asked a seller to review us yet, and we are not going to publish a review we did not earn.

That is a fair reason to be careful with us. It is also the reason the rest of this site is built the way it is. If we cannot hand you somebody else's word, we can hand you ours in writing with the numbers still attached.

What you can check instead:

  • One closed deal, written up in full, including what we paid, what it resold for and what we actually made on it. Read the whole thing →
  • Who Alec is, how long he has held a license, and the honest version of how much of that work is buying rather than selling. Read the bio →
  • There is also a five star review of Alec's agent work on Realtor.com. We are not showing it anywhere on this site yet, because we do not have the link to the original and a review you cannot go and read for yourself is a claim. It waits until we can link it.

If you sell us your house we are going to ask you for a review. If it went badly, say so. That is the only kind worth having.

Reviews of Alec's agent work

These are not sellers, and they are not houses we bought. They are clients Alec represented as a licensed broker, and they are outside Gaston, Cleveland, Lincoln and Catawba County. We keep them in their own section, under their own heading, because merging them into the section above would let you believe something that isn't true. The longer version of where the buying side stands is on the about page.

About reviews on this page

We only publish testimonials from real sellers who gave us permission to use them, and we don't publish an aggregate star rating until there are enough verified reviews to make one meaningful. Sites that show a 4.9 out of 247 reviews on day one didn't earn them.

The same rule applies to closed deals. Where a house wasn't in Gaston, Cleveland, Lincoln and Catawba County, we say so on the entry rather than letting you assume otherwise. A buyer who quietly presents an out-of-area deal as local is telling you something about how they'll handle your house.

Agent reviews are held to a third rule. They come from public third-party profiles rather than being given to us privately, so every one is quoted with the platform named and a link to the original, go and read it there. A review you cannot go and check is a claim, and we would rather hand you the link than ask you to take our word for it.
